Move-Out Cleaning Checklist for Houston Renters
Cleaning is the most common reason Houston renters lose part of a deposit — and the easiest to avoid. Unlike a scratched floor or a hole in the wall, cleaning is entirely within your control right up until you hand over the keys.
This is the checklist we work from on move-out jobs, plus what Texas law actually says about your deposit.
How Texas deposit rules actually work
A few things worth knowing before you start scrubbing:
- Under the Texas Property Code, your landlord generally has 30 days after you surrender the property to refund the deposit or give you a written itemised list of deductions.
- You must give the landlord a forwarding address in writing. Without it, the clock does not protect you the same way. Do this in writing and keep a copy.
- Landlords may deduct for damage beyond normal wear and tear. Faded paint and worn carpet traffic lanes are wear and tear. Grease on the range hood and soap scum in the shower are not — those are cleaning.

The practical takeaway: cleaning is the deduction category you can eliminate completely, so eliminate it.
What gets inspected first
Property managers do not inspect randomly. In our experience they check, roughly in this order:
- Inside the oven and refrigerator — the two most commonly skipped items, and the easiest to catch.
- Bathrooms — toilet base, shower grout, glass.
- Kitchen cabinets, inside — crumbs and liner residue.
- Floors and baseboards in every room.
- Walls for marks, scuffs and nail holes.
- Window tracks and blinds.
If the oven is clean, an inspector's expectations for everything else shift. It signals the whole job was done properly.
Kitchen checklist
- Inside the oven, including the racks and the glass door panel
- Under and behind the range — pull it out if it slides
- Range hood and filter, degreased
- Inside the refrigerator and freezer, including drawers and shelves; behind and beneath it
- Inside the microwave, top and turntable
- Inside and outside every cabinet and drawer; remove old liners
- Dishwasher interior, including the filter and door seal
- Sink, faucet, drain and garbage disposal
- Countertops and backsplash, including the seam at the wall
- Floors swept and mopped, including the toe-kick under the cabinets
Bathroom checklist
- Toilet inside and out — including behind the seat hinges and the base where it meets the floor
- Shower and tub, with grout scrubbed rather than wiped
- Shower glass, including the hard-water film
- Shower door track
- Mirrors and medicine cabinet, inside and out
- Vanity, sink, faucet and drain
- Exhaust fan cover, removed and washed
- Floors, including behind the toilet and along the baseboards
- Remove any leftover toiletries, shower liners and hooks
Every room checklist
- Ceiling fan blades, top edge included
- Light fixtures — remove covers and empty out insects
- Air vents and return grilles
- Replace the HVAC filter if your lease requires it (many Houston leases do)
- Walls spot-cleaned; nail holes filled if your lease requires
- Baseboards wiped along their full length
- Doors, door frames and handles
- Light switches and outlet covers
- Windows inside, plus sills and tracks
- Blinds dusted slat by slat
- Closets emptied, shelves wiped, rods dusted
- Floors vacuumed and mopped last, working toward the door
The spots everyone forgets
These are the ones that show up on deduction lists:
- The dishwasher filter. Almost nobody knows it exists. It smells if it is not cleaned.
- Window tracks. A Houston speciality — grit and insects accumulate fast.
- The top of the refrigerator and the top edge of upper cabinets.
- The washer gasket and dryer lint trap if appliances stay with the unit.
- Patio, balcony and storage closet. They are part of the leased premises.
- Garage floor — oil stains are frequently deducted for.
- Mailbox and any exterior light fixture you are responsible for.
Timing it right
Clean after everything is out, not before. Cleaning around furniture and boxes means redoing it, and movers will scuff what you have just done.
The sequence that works:
- Movers finish and leave.
- Deep clean the empty unit.
- Photograph every room, plus inside the oven and refrigerator, with a timestamp.
- Hand over keys and provide your forwarding address in writing.
Those photographs are the single most useful thing you can do. If a deduction is disputed later, dated photographs of a clean empty unit are hard to argue with.

Do it yourself if you have a full free day, the unit is small, and it has been maintained throughout the tenancy. A one-bedroom apartment in decent shape is a realistic solo job.
Hire someone if any of these apply:
- The unit is larger than about 1,500 sq ft
- You are moving on a deadline and cannot lose a day
- The oven, grout or shower glass has significant buildup
- Your deposit is larger than the cost of the clean — which it usually is
- Your lease specifically requires professional cleaning (check it — some Houston leases do, and some require a receipt)
The arithmetic is normally straightforward. A move-out clean starting at $350 against a deposit of $1,200 to $2,000 is a sensible trade, particularly when your alternative is a day you do not have.
Common questions
Does professional move-out cleaning guarantee my deposit back?
No, and be wary of anyone who promises that. Cleaning removes the cleaning-related deductions. It cannot address damage, unpaid rent or lease violations.
How long does a move-out clean take?
Typically 5–6 hours for an average Houston home, though it depends on size and condition. Empty units are faster to clean well.
Should I clean before or after the movers?
After, always. Cleaning an occupied home means doing it twice.
What if my landlord says the clean wasn't good enough?
